I will schedule through the ShowingTime scheduling company for a real estate transactions or contact the owner or resident depending on the situation. I have access to the realtor lock boxes.
Closed building conditions are required for a radon test and should begin 12 hours prior to the tests being placed.
The radon test will be set in accordance to the measurement protocol established in 32 Illinois Administrative Code 422. A test is required for each foundation type and additional tests for any foundation type greater than 2,000 square feet.
An explanation of the closed building conditions and a signature will be obtained from the homeowner.
Closed building conditions will be marked on the doors.
Testing equipment will be set in appropriate areas to obtain the most accurate results possible. The test period for a radon test is a minimum of 48 hours. It can be longer and not effect the results as they are time weighted.
During the testing period normal life can occur!
The house does not have to be empty, other inspections can occur during the testing period.
I will have the results the same day I retrieve the measurement devices. I will not know the results at the time I physically pick up the test. The information will be entered into a program that interprets the data and gives the results in picocuries.
The results are then emailed to the client and the clients agent. Instructions about the results are provided with the email and in the report.
Many local realtors are well versed in the process of radon testing and can advise you.
If the results are below 4.0 pCi/L it is recommended to test at least every 2 years as radon levels do fluctuate over time. These results are just a snapshot of what your radon levels are.
If the results are 4.0pCi/L or above it is recommended the property be mitigated to lower the levels.
